Drainage Solutions

Water problems rarely improve on their own. Poor grading, saturated ground, runoff and inadequate drainage can leave properties with standing water, erosion and ongoing issues around homes, driveways and landscaped areas.

Property Drainage Solutions in the Fraser Valley

With over 21 years of excavation experience, we understand how water moves across a property and how soil conditions, elevations and surrounding terrain can contribute to drainage problems. Rather than treating only the area where water appears, we look at the larger property to understand where the water is coming from, where it is collecting and what options are available to manage it effectively.

Residential Drainage + Water Management

Home

Serving the Fraser Valley

Finding a practical way to manage water on your property.

Every drainage problem is different. A low area in a yard may require a different approach than groundwater around a foundation or runoff travelling across a sloped property. Depending on the site, drainage work may include:

  • French drains
  • Perimeter drainage
  • Drainage trenches
  • Rock pits
  • Swales
  • Catch basins
  • Drainage pipe installation
  • Yard drainage
  • Driveway drainage
  • Grading + regrading
  • Downspout drainage
  • Surface water management
  • Excavation for drainage systems
  • Drainage repairs + improvements

We assess the property before recommending a solution, considering elevations, soil conditions, existing drainage and where water can safely be directed.

The Drainage Process

1. SITE ASSESSMENT

We begin by looking at where water is entering or collecting on the property, along with existing grades, drainage infrastructure, soil conditions and surrounding terrain.

2. IDENTIFY THE SOURCE

The place where water appears is not always where the problem begins. We look at how water is moving across and through the property to better understand what is contributing to the issue.

3. PLAN THE DRAINAGE SOLUTION

Based on the property conditions, we determine an appropriate approach to collecting, redirecting or dispersing water while considering the rest of the site.

4. EXCAVATION + INSTALLATION

The required drainage system is excavated and installed, which may include drainage pipe, rock, catch basins, swales, rock pits or grading depending on the project.

5. GRADING + SITE COMPLETION

Once the drainage work is complete, disturbed areas are backfilled and graded as required, helping surface water continue moving in the intended direction.

What Causes Property Drainage Problems?

Drainage issues can develop for many reasons, and often several factors are working together.

Poor grading + Low areas

Heavy rainfall + Surface runoff

Clay or poorly draining soils

Groundwater + Seasonal saturation

Driveways + Hard surfaces

Existing or inadequate drainage systems

A successful drainage solution starts with understanding these conditions rather than simply moving the visible water from one place to another.

Why Choose Kerkhoff Excavating + Septic?

21 Years of Experience

More than two decades of excavation experience provides a practical understanding of grading, soils, drainage and how water behaves across Fraser Valley properties.

Site-Specific Solutions

There is no single drainage system that works for every property. We assess the conditions first and determine an approach suited to the site.

Excavation Experience

Drainage systems depend heavily on proper elevations and installation. Our excavation experience allows us to carefully establish grades and prepare drainage routes.

Rural Property Experience

Large properties and acreages can involve hillsides, ditches, long drainage runs, groundwater and significant runoff. We have experience working with the conditions found on rural Fraser Valley properties.

Professional Equipment

From precise trenching around an existing home to larger grading and drainage projects, we have equipment suited to a range of property conditions.

Practical Water Management

Our goal is not simply to make water disappear from one wet area. We consider where it is coming from and where it can appropriately go.

Complete Site Work

When drainage improvements require excavation, grading, rock pits or other property work, we can coordinate multiple components of the project.

Drainage Solutions for Wet + Waterlogged Properties

Standing water, soggy lawns, washed-out areas and persistent wet spots can all indicate that water is not moving effectively through or away from a property.

Depending on the cause, improvements may involve intercepting groundwater, collecting surface runoff, creating a drainage route, improving grades or providing an appropriate location for water to disperse.

The right solution begins with the land itself.

Need Help With a Drainage Problem?

If water is collecting around your home, pooling in your yard, washing across your driveway or creating persistent wet areas on your property, we can help determine what is causing the problem and what can be done about it.

Drainage Solution FAQ's

The best solution depends on why the yard is wet. Poor grading, groundwater, runoff and poorly draining soils can require different approaches. Solutions may include regrading, French drains, drainage pipe, catch basins, swales or other drainage improvements.

In many cases, yes. We first assess why water is collecting and then determine whether grading, drainage installation or another water-management approach can improve the problem.

Yes. French drains can be used to intercept and redirect water in appropriate site conditions. We can assess whether a French drain or another drainage solution is better suited to your property.

Yes. Drainage work can often be completed around existing homes, driveways and landscaped areas. Access, underground services and existing site conditions are assessed before excavation begins.

Yes. We provide rock pit excavation and installation where site and soil conditions make them an appropriate option for managing water.

Yes. Incorrect or insufficient grading can cause surface water to collect or move towards structures. Regrading can help establish positive drainage and direct surface water towards an appropriate location.

We provide drainage solutions throughout the Fraser Valley and surrounding areas, including Chilliwack, Rosedale, Agassiz, Harrison, Hope, Abbotsford, Mission and nearby communities.
